Residential/Commercial Mixed Use Building

The project is a commercial/residential mixed-use building on a highly visible corner lot in Azabujuban, Tokyo, famous as a bustling commercial area. The building volume is comprised of a 3-story “glass” commercial block on the main street and a 9-story “concrete” residential tower accessed on the 2nd floor from the elevated side street. Its most unique element is a series of “stepped ribbon windows” of the residential floors, designed to provide the optimum balance between great views versus adverse lines of sight from buildings across the street, which can compromise the dweller’s privacy.
